What this means for Houston homebuyers
The PMMS is a national average — Houston lenders price their loans off the same bond market, so local 30-year quotes generally track within a fraction of a point of these figures. Your actual rate depends on credit score, down payment, loan size, and whether you buy points.
To put the move in dollars: at 7.03%, principal and interest on a 30-year loan runs about $667 a month per $100,000 borrowed. A year ago at 6.30%, the same loan cost about $619 — roughly $48 more per month per $100,000 today. On a $350,000 loan, that's about $168 extra each month before taxes and insurance.
The 30-year fixed first crossed 7% in late 2022, peaked at 7.79% in October 2023, then spent most of 2024–2025 in the mid-6s. The September 2026 reading of 7.03% is the highest since January 2025 — worth knowing whether you're buying, or sitting on a higher-rate loan waiting for a refinance window.

- Source: Freddie Mac Primary Mortgage Market Survey® (PMMS®), the industry benchmark weekly survey running since 1971.
- Cadence: published Thursdays. Each weekly reading is effectively the 7-day average; the "30-day average" above is the mean of the four most recent weekly readings.
- What's surveyed: conventional, conforming, fully amortizing purchase loans for borrowers with 20% down and excellent credit.
- Geography: national averages. Houston-area lender quotes will differ — use these as the benchmark, then compare local offers.
